New accounts can enter up to 90 days of past expenses, so you can get set up properly. After that, the free plan is built for tracking as you go, which is where it does its best work. Rebuilding a whole prior tax year at once is what the paid plans are for.

One rental unit with its own Schedule E column. A single-family house is one. A duplex where you rent both halves separately is two.

Yes. Monthly plans cancel at the end of the billing period. Annual plans can be refunded within 14 days, as long as you haven't yet exported a tax package — once you've taken the export, the refund window closes. The free plan means you can try everything before you pay anything.
